Two neighbors in Sun City Huntley can close on houses the same weekend, ten minutes apart, and their monthly bills won't look anything alike. One owns a detached ranch and pays roughly $159 a month to the community's master association. The other owns a condo and pays somewhere between $515 and $750 a month for what reads, on paper, like the same address in the same 55-and-over community.
Buyers scanning listings tend to read that gap as "one is a much better deal." It isn't that simple. The detached ranch's lower number doesn't include a lawn crew, a snowplow driver, or anyone showing up after an ice storm. The condo's higher number pays for all three. The fee on the sheet isn't a price for the same product at two different levels. It's two different products with the same community name stamped on both.
Del Webb built Sun City Huntley across 41 neighborhoods and more than 5,400 homes, and every resident gets access to the same shared infrastructure no matter which housing type they choose: the 94,000-square-foot Prairie Lodge, the smaller Meadow View Lodge, the pools, the fitness centers, Wildflower Park's fishing lake, and Whisper Creek Golf Course, which is sold separately from any of the fees below. What differs is how much of the day-to-day upkeep on your own property gets folded into that monthly check.
| Home type | Typical 2026 monthly fee | What the fee covers | What you still handle yourself |
|---|---|---|---|
| Detached ranch, single-family | About $159 | Master association: shared amenities, common grounds, lodges | Your own lawn care, snow removal, exterior upkeep |
| Attached ranch townhome | Roughly $350 to $400 | Master dues plus lawn care and snow removal of 2 inches or more | Interior maintenance, occasional seal coating or mulch cycles |
| Condo | Roughly $515 to $750 | All of the above plus exterior building maintenance and common insurance | Interior only |
The table shows that the monthly HOA fee covers different services for each home type. A detached-ranch owner pays separately for lawn care and snow removal, arranging those services independently rather than through the HOA.
Huntley sits across two counties. The village's boundary follows Grafton Township in McHenry County to the north and dips into Rutland Township in Kane County to the south, split by Illinois Route 47. Sun City Huntley, built on both sides of that line, inherited the split along with the acreage.
That matters because Kane County and McHenry County don't tax Huntley property at the same effective rate. The Kane County portion of Huntley carries a median effective property tax rate around 2.34 percent, while the McHenry County portion runs closer to 2.51 percent. On a $380,000 home, close to the community's early-2026 median, that gap works out to real annual dollars, and it has nothing to do with which floor plan you picked. Two nearly identical homes on either side of Route 47 can carry noticeably different tax bills for reasons that have nothing to do with the house itself. You can check which side a specific parcel falls on through Kane County's parcel tax inquiry or McHenry County's parcel tax inquiry.
The two counties also don't run on the same clock. McHenry County sends assessment notices out each spring and most reach mailboxes by mid-April. Kane County's notices land closer to mid-May. If you're closing in late spring, ask which county your parcel sits in before assuming this year's tax figure on the listing sheet is the one you'll actually owe.
Sun City Huntley closed 257 sales in 2025: 216 single-family homes at a median price of $373,750, and 41 attached homes at a median of $286,000. By April 2026, the community-wide median had moved to roughly $382,495, with an average sale price near $401,862 and homes spending about 27 days on the market before going under contract.
Line those numbers up against the fee table and a pattern shows up. Attached homes had a median sale price close to $90,000 lower than single-family homes in 2025, and they carry the higher monthly fee. The monthly fee covers some maintenance services that owners of detached homes arrange separately, so compare the fee alongside the services each home type includes. Whether that trade works in your favor comes down to what a Saturday morning with a snowblower is worth to you, not which number looks smaller on the listing sheet.
According to My Sunday News, the Sun City Community Association of Huntley board approved a new volunteerism goal in March 2026, building a cross-functional Volunteer Committee to connect residents with roles that fit their interests and skills. One early result was a pop-up ice cream social in June, put together as a thank-you to residents who already give their time. Earlier this year, before the outdoor concert season, the committee also worked with the community's Lifestyle Assistant to stand up a new team of Outdoor Concert Ambassadors, aimed at smoothing out guest services and crowd flow during the summer amphitheater series.
None of that shows up as a line item on a closing statement, but the master assessment funds more than a grounds crew. It also covers staff time for programming, the kind of coordination that turned into an ice cream social and a new concert-season role in the same year.
Sun City Huntley sits about a mile north of I-90 off Route 47, an easy drive to Chicago, O'Hare, or the shopping along the Randall Road corridor. It's not a train town, though. There's no Metra stop in Huntley itself. The closest station is in Elgin, roughly a 20-minute drive. If out-of-town family plans to visit by train rather than fly, that's worth factoring into how often those visits actually happen.
Does buying on the Kane County side change what I pay the HOA? No. The master assessment is set by the Sun City Community Association of Huntley and applies the same way regardless of which county your parcel sits in. Only your property tax bill changes with the county line, not your HOA dues.
Can I choose which side of the county line I live on? Yes, if it matters to you. The community's 41 neighborhoods sit in different parts of the footprint, and some fall entirely within one county. Ask specifically which township and county a listing belongs to before comparing tax estimates across two homes that otherwise look similar.
Is golf included in any of these fees? No. Whisper Creek Golf Course runs on its own membership structure, separate from the master assessment and separate from your unit-type HOA fee.
Downsizing into a community like this has less to do with finding the lowest number on a fee schedule and more to do with deciding which costs you'd rather pay on a predictable schedule and which ones you'd rather manage yourself. If you're weighing a detached ranch against a townhome or condo in Sun City Huntley, or trying to figure out which side of that county line fits your budget, Swanson Real Estate can walk through the real math on a specific address before you write an offer.
